While we are looking for the "home" of your dreams there will be a few things we'll need to have done:

* First; most real estate agents request a letter from a lender showing that you have had someone prepare an initial evaluation of your credit history as well as performing a brief evaluation of your income helping you determine an appropriate price range. As your Realtor you should know that I will never ask nor receive any personal information from your lender regarding your current or past credit history. What I will need to know concerning your finances is what budgeted range we will be looking in. This way, without surprises, we can find the best home possible with the most in amenities and location.

* Second; I always suggest a home inspection be performed regardless of it's condition, either new construction or resale. New home builders subcontract jobs and occasionally things may be overlooked that a home inspector can and will catch.

* Third; Your bank may insist on a current and up to date termite report. And last we will need to have an attorney perform title searches, prepare deeds for transfer and to make arrangements to pay off any outstanding leans on the property. Not to mention starting the escrow's for home owners insurance, Property taxes, and Home Owner assessments or dues if your particular neighborhood requires them. The list of names and companies below is a compiled list of companies that I and others in my office have used with very satisfactory results for our clients. You may like to call and see with whom you might feel comfortable working. Of course you do have the option to find someone not on this list just as well! 

Once you've decided on a lender. Make sure that you inform him of the attorney that you intend to use. Also, always try to ensure that both the Home Inspection and the Termite inspection areScheduled for the same time and day. So should there be termites noted during the inspection the Home inspector can evaluate the area to determine how substantial if at all the problem might be.
